Business rates advice in Woking
Woking's commercial stock is unusually mixed - tall town centre offices, tired industrial on the eastern edge, and a retail core that has been rebuilt around it. That mix produces a lot of assessments worth a second look.

What we see on Woking assessments
The town centre offices around the station and Victoria Square are largely multi-let, and multi-let buildings are where floor area records drift furthest from reality - demises get split, reconfigured and handed back, and the Valuation Office survey does not always catch up. Out at Sheerwater, Monument Way and Old Woking the industrial stock is older and far from uniform, so eaves height, yard depth, access and the condition of the unit make a real difference to value that a bulk valuation can flatten out. In the retail core, the rebuilt scheme and the older parades on Commercial Way and Chertsey Road are genuinely different propositions, and should not be assessed as though they are the same pitch.
Your bill comes from Woking Borough Council. The council collects the money and runs the reliefs; the rateable value itself comes from the Valuation Office, and only the Valuation Office can change it.

Multi-let offices
If your demise has changed since the last survey, the assessment is very often still measuring the old layout. Worth checking before anything else.
How we value offices →Older industrial
Low eaves, poor yard, awkward access or a first-floor element - all recognised value factors, all frequently missing from the assessment.
How we value industrial property →Vacant retail
Empty rates on a unit you are trying to let is a timing problem as much as a valuation one. Deal with it deliberately.
How we value retail and leisure →We are local

Checking your Woking assessment
Every Woking assessment was revalued from 1 April 2026, based on rental values at 1 April 2024. The 2026 list is now the only one open to a Check or Challenge.

What a rating review covers
- Review of the current Woking assessment and Valuation Office record
- Site inspection and measurement to the RICS Code of Measuring Practice
- Comparison against settled assessments on comparable Woking property
- Rental evidence analysed back to the 1 April 2024 valuation date
- Written view on the merits before anything is submitted
- Check, Challenge and Appeal handled end to end
- Reliefs, exemptions and empty rates reviewed alongside
- Negotiation with the Valuation Office on your behalf
If the assessment looks right, we will say so. An honest no costs you nothing and saves you a year of correspondence.

Area design and deliver office fit-outs - Cat A for landlords and developers, Cat B for occupiers - along with workplace consultancy, asset refurbishment and specialist laboratory space. Fitting out a shell does not usually change what is payable - a tenant would be expected to fit out the space, so it stays rateable - but major refurbishment and alteration can, both while the works are under way and once they are finished. We work alongside Area's clients on the rating side of their projects.

Visit GascoignesCommon questions
- Does Woking Borough Council set my rateable value?
- No. The council issues the bill and administers reliefs, but the rateable value is set by the Valuation Office. If you think the valuation is wrong, the council cannot help you - it has to go through the Check and Challenge process.
- My bill changed in April 2026. Why?
- The 2026 rating list came into force on 1 April 2026, so every property was revalued, and England moved from two multipliers to five at the same time. Transitional arrangements also cap how fast some bills rise. A change in your bill does not by itself mean the valuation is wrong - but it is a good moment to check.
- Can you inspect quickly?
- Yes. We are based in Chobham, so Woking inspections are usually arranged within a few days rather than a few weeks.
- What does it cost to find out if I have a case?
- The initial view is free. Send the rates bill or just the property address and we will look at the published assessment and tell you honestly whether it is worth pursuing.
- Do you act for landlords as well as occupiers?
- Yes. Landlords tend to come to us about empty rates, assessments on vacant floors, and splitting or merging assessments on multi-let buildings. Occupiers usually come about the rateable value itself.
